For Landowners

How quickly could I see a return from my land?

This is one of the most significant advantages of our model. Because properties are sold off-plan — with the land purchase completing ahead of construction — it is realistic to expect returns from the land sale within six months of project commencement. This compares favourably against a conventional development approach, which typically requires twenty-four to thirty-six months before any meaningful return is received.

Will I need to contribute any money upfront?

Under a joint venture arrangement, your contribution is the land itself. The Strategic Land Partnership funds and manages all professional services — planning, design, marketing, sales and project delivery — at no upfront cost to you. Under a fixed fee arrangement, fees are agreed in advance and are clearly defined before any work begins. In either case, there are no open-ended financial commitments on your part.

Will you want to take ownership of my land?

In most cases, no. Our focus is on enhancing the value of your land and returning that enhanced value to you — not on acquiring the land ourselves. The structure of our partnership arrangements is designed to maximise what your land achieves, while keeping you in control of your asset throughout the process.

What if my land already has planning permission?

Existing planning consent is a positive starting point. Where appropriate, we may seek to amend the permission to better accommodate a custom build approach — for example, to adjust property designs or plot configurations in a way that increases buyer appeal and land value. Any proposed amendments would always be discussed and agreed with you before any application is made.

How do I know what my land could be worth under your model?

The best way to understand what your land could achieve is to speak with us directly. We carry out a thorough assessment of every site before proposing any commercial structure, and we are happy to walk you through an indicative return analysis based on your specific land and location — with no obligation and in complete confidence.

How does the white label arrangement protect my client relationships?

Your client relationships remain yours throughout. We operate as your delivery partner in the background and do not approach your clients directly, seek to displace your position in a transaction, or retain any interest in future introductions that originate from your network. The commercial arrangements that govern the partnership are set out clearly before any project begins, and all discussions are treated in strict confidence.

What commercial structures are available to me as an agent or developer partner?

We are flexible and structure each arrangement to suit the specific project and the partner's preferences. Options can include enhanced introduction fees, deferred success fees, profit share or joint venture participation, and options or conditional contracts backed by a credible delivery plan. We are happy to discuss what would work best for you and your pipeline at an initial meeting.

What size and type of sites are you interested in?

We work across a range of site sizes, from smaller individual plots through to medium-scale residential developments. Our model works particularly well on sites of two to twenty-five plots, though we are happy to discuss larger opportunities on their merits. In terms of location, we are active across England and consider sites both in established residential areas and in rural or semi-rural settings where custom build homes are well suited to the character of the area.

Can you work with a development that has already started?

Yes — and this is something we do regularly. If a project has stalled, costs have escalated or sales have not materialised as expected, converting the development approach to a custom build model can re-energise market interest, control costs and restore momentum. We can engage at any stage of a project and assess what is needed to move it forward effectively.

Construction

Are timber-frame homes as durable and high quality as traditionally built homes?

Yes, and in many respects they surpass them. Timber-frame construction has been the norm across Scandinavia and much of Europe for decades, and our preferred construction partner's homes are manufactured to the highest European standards — certified under ISO 9001, ISO 45001, the German RAL quality mark and the QDF quality standard. Our preferred construction partner also carries BOPAS accreditation for the UK market. Every home comes with a twenty-year construction warranty, which is significantly more extensive than a standard UK new build warranty.

How long does construction take?

Once groundworks are complete and the factory order is placed, the manufacturing process typically takes around four months. On site, the structure is assembled within a matter of days — the core frame is usually standing within one to two days and watertight within four. Interior fitting-out then follows, with the property ready for handover within eight to twelve weeks of the our preferred construction partner's teams arriving on site.

What happens if build costs rise during the project?

They cannot — and this is one of the most important advantages of our model. The build cost is fixed at the point of order and guaranteed for up to twelve months. Material price rises, labour shortages and contractor delays are variables that affect conventional development. They do not affect ours. The cost the buyer agrees is the cost they pay, and the cost the project is planned around is the cost that holds throughout.

Are our homes energy efficient?

Yes. Energy efficiency is built into the design of every of our our preferred construction partne's home as standard, with high levels of insulation and airtightness that consistently achieve strong energy performance ratings. Buyers can also opt for enhanced energy specifications, including additional insulation packages, renewable energy systems and smart heating controls. EPCs (Energy Performance Certificates) ratings of ‘C’ and above come in force in 2030

Getting Started

What information do you need from me to get started?

Very little, to begin with. An initial conversation is all we need to understand your situation and give you a sense of whether and how we might be able to help. If there is potential, we will then ask for basic details about the site — location, size, current planning status and your objectives — so that we can carry out a preliminary assessment and come back to you with an honest view of what is achievable.

Is there any obligation if I make an enquiry?

None whatsoever. We are happy to have an initial discussion, share our thinking and provide a preliminary assessment of your land or project entirely without obligation. We find that the best partnerships begin with an open, honest conversation — and that is all we are asking for at this stage.

How long does it typically take to agree a partnership arrangement?

This varies depending on the complexity of the project and the type of arrangement being put in place. In straightforward cases, heads of terms can be agreed relatively quickly once both parties have a clear picture of the project and the proposed structure. We do not believe in prolonging the process unnecessarily — once we believe there is a good fit, our aim is to move efficiently to a formal agreement so that the project can get underway.

About Custom Build

What exactly is custom build and how does it differ from self-build?

Custom build is a professionally managed route to a new home in which the buyer chooses the design, layout and finish of their property but does not manage the construction process themselves. Unlike self-build — where the individual takes on the responsibility and risk of managing contractors and the build programme — custom build is handled end to end by The Strategic Land Partnership and our preferred construction partner. The buyer's role is simply to make choices. Everything else is managed for them.

Is custom build just another way of marketing new homes, or is it genuinely different?

It is genuinely different — both in how homes are bought and how they are built. Custom build homes are sold on the basis of a land purchase and a separate fixed-price build contract, which means the buyer has a confirmed cost from the outset and a meaningful level of input into their property before a single component is manufactured. From a development perspective, this structure also allows early revenue to be generated from the land sale well ahead of construction completing — which is a material commercial advantage over conventional methods.

What can buyers actually customise?

Buyers can personalise a wide range of elements, including the property layout and room configuration, floor coverings, tiling, sanitaryware and bathroom fittings, interior design style and décor, smart home technology, and energy specification. Our preferred construction partner offers over 107 property designs as a starting point, and each can be adapted to suit the buyer's specific requirements. All choices — and any associated costs — are confirmed and fixed before the order is placed with the factory.

Are custom build homes mortgageable?

Yes. Our preferred construction partner holds BOPAS accreditation — the industry-recognised standard for non-traditional construction methods in the UK mortgage market. This means that our preferred construction partner's homes are accepted by mainstream lenders and are fully mortgageable. Buyers can also access a UK ten-year new build warranty, providing further reassurance to both buyers and their lenders.

Does custom build qualify for any stamp duty savings?

Yes. Because the transaction is structured as a land purchase and a separate build contract, Stamp Duty Land Tax is calculated only on the land element — not on the combined value of the land and completed property. For a higher-value home, this can represent a significant saving, and is one of the reasons custom build developments attract strong buyer interest.
