From the point of serious interest onwards, our own sales and customer care team takes the lead. The complexities of custom build — the design choices, the build contract, the specification process, the timeline — require a level of expertise and continuity that a local agent is not equipped to provide. Our team provides exactly that, working directly and personally with each buyer for as long as the process requires.

The Buyer Journey

Initial interest and viewing

The local agent manages initial enquiries and arranges viewings of the site and plot. High-quality digital imagery — exterior and interior renders — gives buyers a vivid sense of their future home before any ground has been broken. The TSLP team is available to support the agent at this stage for any questions that go beyond standard property enquiries.

Reservation and introduction to TSLP

When a buyer is ready to proceed, a reservation fee is taken and the TSLP customer care team is introduced. From this point, the buyer has a single named contact who will manage their entire journey. The nature of the transaction — a land purchase and a separate build contract — is explained clearly, and any questions about the process, the timeline or the specification are answered directly by our team.

Land purchase — early return to the landowner

The land element of the purchase completes typically within two to three months of reservation. This is the critical moment for our landowner partners — it is the point at which early returns are realised, well ahead of the home being built. Our team manages the buyer's solicitors, coordinates with the landowner's legal team and ensures this stage progresses smoothly and on schedule.

Design and specification

Our team works personally with each buyer to confirm their chosen property design, room layout, interior specification and finish — selecting from our preferred construction partner's extensive range of options. Every choice is documented and costed in advance, with the final fixed price agreed before the factory order is placed. Our team guides buyers through this process at their pace, ensuring they feel confident and excited at every step.

Build contract and factory order

Once the specification is finalised, the fixed-price build contract is signed and the order is placed with our preferred construction partner's factory. Our team keeps the buyer informed of production milestones, manages any queries that arise during the manufacturing phase and coordinates with the groundworks team to ensure the site is ready to receive the new home on schedule.

Construction updates and site visits

As construction progresses on site, buyers receive regular updates from their TSLP contact — including progress reports, photographs and, where appropriate, site visits. Our team manages expectations clearly, communicates proactively and ensures there are no unwelcome surprises in the final stages.
